When I first gazed upon the beautiful Doi Suthep mountain 4 years ago, I couldn’t believe my luck. What a beautiful setting for one of the most laid back towns I’ve ever visited. It ticks all the right boxes: cheap rent, beautiful climate, delicious food and polite society.
So whether you’re a newcomer to this little oasis or a seasoned Chiang Mai-er, after averting your gaze from the beautiful mountain, mango-shake in hand, you’ll want to find yourself an awesome apartment (known locally as a condo or condominium).
Your best approach is to head out and visit the condo’s yourself as online prices can often be inflated.

The Siriuk Apartment

This is one of the most affordable condos I’ve seen in Chiang Mai and has a fantastic location! It’s just across the street from an awesome restaurant that bakes fresh baguettes and pizza every day.
There’s a newly renovated rooftop area which is perfect for watching the sunset with a beer in hand before you head out for your evening meal.
Siriuk is on the corner of a busy road so there’s lots of road noise until 2-3 am. Light sleepers beware!
Update: The building has been outfitted with new WiFi.

It’s a 3 building complex which has a range of 1 bed and studio apartments. Rooms come with a (very hard) bed, desk/dresser and a wardrobe in the local Lanna dark wood style.
At this price, you don’t normally get a swimming pool and gym included so Huay Kaew Residence is the exception.

The best thing about View Doi is that apartments here not only have good-sized balconies, but they also have fantastic panoramic views of Doi Suthep. There’s also a huge rooftop where you can have a beer and watch the sunset over the mountain.
This apartment block is owned by the same attentive staff at The Sky Chiang Mai so problems and emails are sorted quickly. The owners are in reception from 9:30 – 11am Monday to Friday, so make sure you view the apartments in the morning.

The building has an old fashioned but well-maintained decor to it, including the world’s funkiest lift (when you visit, you’ll know exactly what I mean).
There’s also the option to rent a serviced room on a lower floor (2-3) starting from 7900 baht, which includes free WiFi, weekly cleaning and bedding laundry.

The studios are very clean and well-maintained. There’s lots of storage space underneath the bed and it also has a large wardrobe and dresser area which can double as a desk.
It’s a shame the rooftop is used for laundry and building materials as you get a great view from up there.

Popular with lots of expats for its quiet and friendly atmosphere, The Dome also has an open-air coffee shop on the ground floor serving up breakfast and coffee.
There are 2 different types of apartments here: serviced and regular apartments. The serviced apartment (9900 baht) includes your water, free internet and housekeeping once a week but doesn’t include your electricity.
The regular apartments start at 6000 baht but don’t include any utilities.
While there isn’t a swimming pool, it’s only a 10-minute walk to the 50m Lotus Pang Suan Kaew Hotel (just behind Kad Suan Kaew shopping mall).

This condo-hotel is based down a quiet side street in Santitham district, near to Huay Kaew Road. It’s close to lots of local bars and bargain food restaurants, there’s even a seafood buffet a few doors down.
Rooms are in a hotel-style without a kitchen however they do provide a fridge and kettle. If you’re looking for a larger room they also have a deluxe room which has a fridge, microwave and kettle for 13K baht a month.
At this price, it isn’t the best value deal in Chiang Mai as you don’t get a pool or gym however they do have high ratings on Agoda and Booking.com. Guests compliment the helpful staff and fast WiFi.

The Sky Chiang Mai

This condo is a new build with super friendly owners who instantly make you feel at home. They’re in the reception office from only 9:30 am – 11 am every day so make sure to visit in the morning.
They have 2 different types of condo here. One is a small studio for 7500 (great value) which has a large bed and a small sofa. The studio for 13k is much larger overall and has a corner sofa though it is slightly overpriced. Both come with large flat-screen TV’s hung on the wall.
The studios are modern, clean and cosy. For outdoor space, there’s a large balcony with a kitchen sink but no kitchen. There’s also a roof terrace.
An extra bonus that I haven’t seen in many condos is that you have free drinking water downstairs from a filter system which makes it safe to drink from the tap.

The rooms are in a hotel style with dark wooden Lanna style furniture. Each room comes with a desk, TV and a table and chairs. There’s free cleaning each week and even complimentary tea and coffee down in the lobby.
The free WiFi is super fast with speeds of 70mbps up and down making it ideal for working online.

With Sritana 2, it’s a bit of a lucky dip, you never know what you’re going to find there. It’s in a great location, within walking distance to both Nimman and Old Town.
Go to the friendly juristic office on the ground floor and they’ll show you which apartments they have available.
The studio we viewed was really large with an L-shaped sofa, a super comfy bed (a rarity for Thailand), a microwave and a fridge. It also had a small balcony with beautiful views of Doi Suthep at sunset.

The best thing about Serene Teak is that they have these unusual duplex apartments with an extra bedroom upstairs. So if your childhood dream was to live in a treehouse, you’ve come to the right place.
Serene Teak is one of the cheapest apartments in Chiang Mai that includes a pool and has a panoramic view of Doi Suthep, so if you’re on a budget, it’s a great choice.

As it’s south of Old Town you’ll need to get a Grab or drive a scooter to get around. One Plus Nineteen 4 is a 10 minute drive from the south gate in Old Town.
This condo is a great example of what you can get if you head further out from the popular area. For just 9000 a month you get a swimming pool and a fully furnished Western apartment. It’s a short drive to the Airport Plaza Shopping Mall and immigration to renew your visa.

In north-west Santitham you’ll find this chic condo with the friendliest staff around. It’s a great location to explore the ‘real’ local Chiang Mai life plus you have tons of convenience stores and restaurants on your doorstep.
This condo is cycling crazy so there’s plenty of covered space to park your bike. They even have a bike workshop where you can keep your bike in tip-top condition!
Other great extras include free weekly cleaning, free coffee on Mondays and 24 free bottles of water delivered to you every week! And if that isn’t enough to entice you to check it out, they also have an offer where you can stay one night for free to see if the condo is for you.

Vieng Ping is a privately owned condo right next to Maya shopping mall. There’s a variety of different style apartments and lots of them have been newly renovated with Western style kitchens and bathrooms. You can check in the lobby or Facebook groups for the latest rents available.
There’s a good sized pool downstairs and although there isn’t a gym, you can check out the Maxx Fitness gym next door or at Gold Hillside gym down Huay Kaew road. This area is serviced by Sinet so you can install high-speed WiFi in your apartment.
This is a great location for the Nimman and Huay Kaew area plus you can nip onto the Superhighway for golf and shopping in less than 30 seconds.

If you continue going west from Maya mall you’ll find this modern condo tucked away on a quiet side street. There are many different styles of apartment here so its always worth checking out. Make sure you view ChomDoi 2 next door as well, as it has very similar studios and prices.
The cool thing about Chom Doi Condo is that many of their apartments are newly renovated with funky IKEA furniture, modern kitchens and views of the mountain.
If you want a pool and gym but don’t want to pay over 15k this is a good choice. It is still unusual to find all these facilities with modern style apartments at this price in Chiang Mai.

The flat has lots of storage space, a large flat-screen TV and even a corner sofa which is unusual for short-term rents.
Lots of the flats in Hillside 3 have been renovated to a high standard and have brand new fittings. This building is a total lottery but definitely worth checking out. So have a look at the noticeboard downstairs and the local Facebook groups for listings.

Boonyamas Mansion is another hidden gem with a ageing exterior but surprisingly new and renovated flats within. It’s in an excellent location and best of all, Rosie’s Roadhouse New York Pizza is downstairs. Admittedly not great for the diet, but hey!
The style and age of flats entirely depend on the owner as these flats are all privately owned or managed by lettings agencies. Lots of the flats have fantastic sunset views of Doi Suthep depending on which side you’re facing.
If you can’t stand plane noise, then this isn’t the apartment for you, as it is (like a lot of Nimman) right in the middle of the flight path.

Behind the awesome Maya shopping mall lies the large Green Hill Place complex. Green Hill Place is made up of 3 buildings, each with a variety of studios and 1 bed apartments to rent.
Although the style of the apartments is rather dated, the complex does have a lot to offer. As well as a convenient location to Nimman and the super highway, it also has a sports complex complete with badminton courts which are available to rent.
There’s a salt water swimming pool with a poolside cafe which is open to the public and residents for 50 baht a day. There’s also lots of washing machines and a convenience store on the ground floor.

Although they have a variety of very beautiful apartments, because this complex doesn’t have a pool it unfortunately isn’t the best value you get in Chiang Mai.

Although it may look a bit out of the way, you can still walk or cycle to the hustle and bustle of Maya and the Nimman area within minutes.
Considering the price, this is a really great value deal to get a studio or 1 bedroom apartment with a pool, gym and sauna for less than 15k. These apartments are private rentals so check out local condo Facebook groups or the noticeboard on the ground floor for available rentals.

More than a few friends have signed up at Pansook as they’ve seen LHK’s swimming pool from the window whilst viewing and thought it was part of Pansook. Don’t get caught out! :D

If you’re walking it’s close to Maya shopping mall and the Nimman area. As it’s in Santitham you also have lots of convenience stores and restaurants on your doorstep.
The condo is super modern, comes fully furnished with all kitchen utensils and crockery plus it has a large comfy sofa. There are lots of cosy touches like bedside lamps, rugs and throw cushions to make you feel at home right away.

If you’re looking for a tranquil oasis to escape the madness of Santitham, then D’Vieng will suit you. With a beautiful pool overlooked by a Lanna style pagoda, complete with a gym and 24-hour security, this is somewhere you can really kick back and relax.
The flats are well maintained and kitted out with stylish fittings. They also include a modern kitchen with all utensils included.

This is a great apartment if you want to be right in the middle of Nimman, close to all the best bars and funky salad places.
Make sure to view the corner apartments if possible as they have large corner balconies with beautiful views of Doi Suthep. What I really like about these apartments, is the amount of storage in the bedroom with a large wardrobe, beauty dresser plus big bathroom cupboards too.
Patitta apartments come with fully fitted kitchens complete with a hob and lots of cooking utensils. There’s also a separate small room where the washing machine and clothes drying area is.

If you’re looking for some luxury in your life, this is the condo for you! Liv@Nimman is one of the more high-end condos in Chiang Mai and is located just west of the main Nimman Road.
The flats are stylishly decorated with good quality furniture and fittings. There are also bathtubs in all the bathrooms.
As well as a salt water pool, gym and sauna, the Liv@Nimman complex also has a library and a social area for drinks and BBQs.

This condo is located in the south of Nimman just along the road from Kad Suan Kaew. It’s also close to a great little shop called Chiang Mai Stationary and a scooter rental shop.
The small pool is secluded and private and the gym has new modern equipment.
For the price though, the rooms I visited were tired and didn’t offer much of a premium touch. If you saw a room in better condition let me know in the comments below.

The apartments here are high quality with stylish furnishings and a full western kitchen.
The floor to ceiling windows in the living room makes the flats very bright and airy. Try to view an apartment facing outwards as you’ll get a great view from your balcony.
